01 · KFC’s requirements

A practical brief, subject to confirmation.

The following summarises requirements published by KFC / The Requirement List, including KFC’s UK development brochure and FAQs. Current criteria, planning requirements, costs and the suitability of any particular site should be confirmed directly before reliance.

Building size2,000–3,000 sq ftIndicative requirement
Preferred formatDrive-thruHigh street, restaurant, drive-thru and out-of-town locations
Solus plotMinimum 0.50 acresCan reduce within a development with shared parking

TenureFreehold, long leasehold or leasehold.
Development routeKFC can build the shell and obtain planning or change of use, then lease back subject to an agreed capital contribution. KFC can also run the planning application process on a freehold site.
Cost and verification. The cost of a drive-thru shell build depends on site size, ground conditions, services and utilities. All format, plot, parking, planning and operational requirements require confirmation before relying on them.

Published requirement summary

Each point below is a published requirement subject to confirmation by KFC. The linked sources should be checked alongside current KFC advice before a site is presented or relied on.

  • Drive-thru formatPublished requirement subject to confirmation by KFC. Drive-thru is KFC’s preferred format. The official FAQ states a minimum of 0.50 acres for a solus drive-thru, potentially less where the site forms part of a development with shared parking.
  • Parking and operationsPublished requirement subject to confirmation by KFC. Ideal drive-thru parking is 25 spaces, with flexibility for shared parking; a dedicated delivery bay, disabled spaces and a minimum of two waiting bays are required.
  • Published market sizesPublished requirement subject to confirmation by KFC. The market summary considers drive-thru sites around 0.3–1.5 acres and in-line units around 1,200–2,500 sq ft.
  • TenurePublished requirement subject to confirmation by KFC. KFC may consider freehold, long leasehold or leasehold.
  • Location and formatPublished requirement subject to confirmation by KFC. High street, retail and leisure parks, shopping centres, food courts, travel hubs and development sites can be considered; suitability depends on location, demographics, traffic flows, access, planning and format.
CRITICAL — target occupier only. KFC is a target occupier with a published property requirement, not a party to any deal. Nothing here implies that KFC has expressed interest in any listed property or that any property is approved by KFC. All listings require independent confirmation of availability, planning, use, extraction, access, parking, servicing, rates, EPC and building condition. Capital is at risk; no returns are guaranteed.

02 · Investor case

Why a blue-chip target matters to a mixed-use investor.

An occupier such as KFC can be relevant to a mixed-use commercial investor because a nationally recognised, creditworthy brand may bring strong trading volumes, drive-thru throughput, appetite for longer leases and potential covenant strength to a shop-and-upper asset. These are strategic reasons to test the fit, not assurances about any particular property or occupier outcome.

Shop and upperRealty Packaging’s mixed-use model pairs an established or target commercial ground-floor occupier with residential or office value above. The property still needs to stand on its own evidence.
Potential de-riskingGenuine blue-chip occupier demand may make an asset easier to let, refinance or exit, but this is potential only and is never assured.
Value-add routeThe strategy objective is to acquire a property with occupier demand, secure the tenant and capture any yield shift and upper-floor value that the evidence, market and consents support. This is not an achieved outcome.
Screening disciplineScreening considers price, tenant rent payments (not lease payments), gross yield, finance sensitivity, deposit and monthly cash flow before an investor decides whether to proceed.
Illustrative financial noteAny figures used to test price, costs, finance, rent, yield or exit are illustrative only and subject to verification. No projected yield is stated as fact, and no tenant rent payment is assumed where it does not yet exist.
Target status. KFC is an identified target occupier with a published requirement, nothing more. KFC has not agreed to occupy, is not stated to be in discussions about, and has no stated interest in any candidate property on this page.

03 · Target locations

Named locations, with the caveats left in.

KFC, via Splendid Hospitality Group, has named target locations including Gosforth, Durham, Eston, Hebburn and Newcastle, plus a further 17 towns. These are reported target locations and are subject to change and verification.

Region 1 and 4Julian Reilly covers Region 1 — Scotland, the North East and Cumbria — and Region 4 — Central London, inside the M25.
Region 3Alex Bootle covers Region 3 — the South East and East Anglia.
North East franchiseSplendid Hospitality Group is KFC’s franchise partner in the North East, with acquisitions handled by Ben Frudd at RAB Property Consultancy.

Contacts, territories and acquisition routes should be confirmed with KFC, Splendid Hospitality Group or RAB Property Consultancy before relying on them.

04 · Finder’s fee

Recognition depends on the right introduction.

Published terms state that KFC pays finder’s fees of up to £20,000 for recognised introductions. The fee is payable only to property professionals on legal completion.

EligibilityThe introduction must be recognised and the recipient must be a property professional.
Payment pointPayment is on legal completion only; a fee is not guaranteed by presenting a property.
Ongoing informationValuation and negotiation advice, together with monthly updates, are required to remain eligible.
Published terms, subject to change. Fee terms, recognition, eligibility, valuation and negotiation advice, monthly updates and current contacts must be confirmed directly before any introduction is relied on or represented. This is not an offer to the reader.

01Source
02Screen
03Due diligence
04Package
05Investor decision

A sequence for clearer decisions, not a promise that KFC will take a site, that an introduction will be recognised or that any opportunity passes every stage.

06 · Four Pillars due diligence

A sound opportunity has more than a strong frontage.

Every potential match is considered in context. These four pillars keep the conversation grounded before an occupier team or investor spends time on the detail.

01

Lease structures

Tenure, lease terms, rent, breaks, repairing obligations and any existing tenant rent payments (not lease payments), all subject to document review and confirmation.

02

Planning permissions

Planning position, lawful use, change of use, extraction and any consents or constraints that may affect the proposed operation.

03

Building condition

Condition, configuration, services, utilities and the refurbishment, capital expenditure and practical works needed to bring the site forward responsibly.

04

Operational compliance

Delivery access, parking, waiting bays, fire, accessibility, servicing, ventilation, customer movement and practical fit-out requirements.

07 · Site criteria note

The plot matters as much as the building.

The 2,000–3,000 sq ft figure is the building size. For a drive-thru, the real constraint is the plot: effectively land or a conversion site with a forecourt, rather than a high street shop unit.

Format caveat. Non-drive-thru formats are considered by KFC only in exceptional circumstances. Plot, access, parking, delivery, waiting bays, services, utilities and planning feasibility must be assessed before treating a building-size match as a credible drive-thru opportunity.
